Renovating and transforming a 1970s house into an all-electric, energy self-sufficient Smart home

The renovation of the single-family house in Bassano del Grappa transformed the energy-intensive house of the 1970s into a class A3 home, ensuring comfort and health all year round and convenient and easy management from smartphones via App.

The challenge
Houses built in the 60s and 70s have large spaces and are often in beautiful locations. This is the reason why the owner decided to buy a house built in the early 1970s, i.e. before the first energy-saving building laws came into force in Italy. 

The house has two floors, a basement, used as a tavern, technical rooms and a 100 m2 first floor.

As soon as the property was purchased, the owner, who was attentive to ecological aspects and to limiting the running costs of the house, decided to intervene with a renovation project aimed at improving the living quality and at the same time the energy efficiency of what was about to become his and his family's home.

The solution
The renovation work involved both the building envelope and the systems.

The house is thermally insulated by means of a 14 cm EPS perimeter coat), triple-glazed window frames and attic insulation with glass wool.

For comfort, a complete Clivet Smart Living energy management system was installed consisting of:

  • Monoblock heat pump installed outside the home with inverter technology and low GWP Edge EVO 2.0 R32 refrigerant for heating and cooling;
  • Distribution through radiant panels on the first floor
  • Arrangement for the installation of fancoils on the ground floor to heat these areas only when necessary and to reach the desired temperature quickly
  • Class A+ AQUA heat pump for domestic hot water production
  • Air renewal and purification system with integrated electronic filter active on nanoparticles, PM10, pollens, fumes, viruses and bacteria and ELFOFresh EVO active thermodynamic recovery of the energy contained in the expelled air. This unit, in combination with radiant panels, is used as the main generator in mid-season and helps dehumidify fresh air in summer.
  • Humidity and temperature sensors in each room to guarantee ideal comfort in every area of the house
  • Control4 NRG centralised control of all rooms in the house for heating, cooling and air quality, as well as energy management of the house itself
  • 6 kW photovoltaic panels connected to a 10 kWh Sinergy photovoltaic energy storage unit to favour self-consumption instead of feeding excess energy produced by the photovoltaic panels into the grid during the day
  • ClivetEye remote monitoring app to manage the whole house from a smartphone

The results

    All the Smart Living elements are designed to communicate with each other and be managed by the centralised Control4 NRG control, which makes it possible to optimise the available resources, always favouring the most sustainable energy. 

    The energy accumulated during the day through the photovoltaic panels, stored through Sinergy and monitored and managed by Control4 NRG, is used to cover the Smart Living's consumption, as well as for cooking food and powering household appliances, making the house almost completely energy self-sufficient even during the evening and night hours, with considerable cost savings.

    The synergy obtained by combining this efficient full-electric system for comfort and air quality with an efficient building envelope has made it possible to bring this energy-intensive 1970s house up to A3 class and to simplify the systems, totally eliminating fossil fuels. 

    Finally, everything is easily managed remotely via App.

The most interesting aspect of this system is that thanks to the energy storage and the careful management operated by Control4 NRG, which constantly monitors the state of the charge and activates the elements of the system, always favouring the most energy-efficient one, I was able to considerably reduce my dependence on the national electricity system.
